Unlike normal real estate transactions the sale of the child care business because of the government licencing considerations is primarily done through a Share Purchase Agreement (SPA) which most real estate agents have little experience with.

FOR BUYERS

Finding a suitable child care center for the Buyer can be very difficult. Child care businesses can be very profitable and existing owners may tend to resist selling them for many years until they finally decide to retire. Even when they do confidentiality concerns keeps them of being listed on very public methods like MLS.

In addition certain geographical areas may never come available for many years since current zoning requirements have changed considerably and make opening of new child care centers very difficult in these geographies. So the only way to buy into that area is purchase of an existing child care center.
